An open house is a great way to show off your home to potential buyers. Having strangers walk through your home during an open house may seem intimidating given the disruption. There can be a lot of variables to consider, such as where your pet goes if you have one. Perhaps the logistics of temporarily relocating your family makes you wonder.

SELLER'S SIDE

Prospective buyers may have seen your home online or on social media before the open house and saved it as a home they were interested in. An open house transitions potential buyers from 2D images to an in-person walk-through of your home. When potential buyers have the opportunity to visit a home in person, it is much easier for them to experience the function and uniqueness of the house and, as a result, visualize themselves living in it.

Although open houses have a reputation for attracting nosy neighbors, these casual drop-ins may benefit the home's sale. Perhaps it's ideal for their mother-in-law or son who is attending university. It's not always about who you know, or in this case, "who" your neighbor knows. Other casual home buyers may fall in love with the house as well. The viewer may have been on the fence about selling, but after seeing the benefits of the house, the neighborhood, and that chef's kitchen, they may be more than willing to take the opportunity. Yes, even passers-by can become serious buyers.

It can also cut marketing costs by providing exposure throughout the neighborhood without the use of expensive marketing materials. The best way to demonstrate a fantastic home is to show it in person!

BUYER'S SIDE

The seller benefits greatly from hosting an open house, but the buyer also benefits. Buying a home can be just as difficult as selling one. Buyers can save time by eliminating the hassle of scheduling viewing appointments. There is no pressure to make an immediate decision at an open house; buyers can take a leisurely walk through the home, observe the neighborhood, and ask questions without worrying about that call to action. They are not rushed through the viewing because another family is on their way, allowing them to inspect every room in the house.
