Every January, new Florida laws go into effect. This year there are two that might help if you're a homeowner.
Disaster assistance. If your home is considered uninhabitable for 30 days or longer you may be eligible for property tax breaks. Application with your local property appraisers office can be made between January 1 and April. Lee County details can be found here. Charlotte County here. Collier County here.

Property insurance. Homeowners insurance is a minefield in Florida anymore. This new law prohibits homeowners executing an assignment of benefits (the homeowner signs a document that allows a contractor to work with the homeowners insurance company on their behalf) applicable to policies written on January 1, 2023 or after. I have some questions about this legislative move....will it curb fraudulent claims, unnecessary attorney fees and begin to address restrictive insurance guidelines adding to the havoc homeowners are currently experiencing within the insurance market? Personally I feel like this is one tiny step towards repairing the foundational issues surrounding the property insurance market in this state.
What do you think about these new laws?
